Happy Hudding doesn’t list private inventory or guess at prices. It gathers sales that governments and agencies already publish, organizes them, and points you straight back to the official notice for every one.
Where the data comes from
Every listing is sourced from an official public-record publisher, such as:
- County sheriff & court foreclosure dockets — scheduled foreclosure sales.
- County tax offices & land banks — tax-foreclosure and tax-deed sales, surplus and city-owned property.
- Federal agencies — HUD Home Store, the GSA, USDA Rural Development, the U.S. Treasury, and the IRS.
We link to the original notice on every property and show when we last checked it. If a county changes or cancels a sale, the official notice is always the final word.
How deals are ranked
A low price isn’t a deal on its own. We compare each property’s opening or asking price to the typical home nearby — drawn from public housing and Census data — and lead with that gap (“−38% below the local typical home”). Listings we can’t anchor to a credible local comparable aren’t dressed up as discounts; we show the price plainly instead.
“Closing soon” simply orders sales by their scheduled date so you don’t miss a deadline.
What you should verify yourself
These are real auctions with real risks. Before you act on anything here, confirm it independently:
- The sale is still happening, at the time and place stated.
- The bidding rules — in-person vs. online, deposit required, registration.
- Title, liens, occupancy, and condition — many sales are “as-is.”
- Redemption rights (some tax deeds can be reclaimed by the prior owner).
We surface the caveats we know about on each listing — but the official notice and your own due diligence come first.
